CRE Search Tips

Effectively searching for commercial properties can be a daunting task.

It is certainly less straightforward than on the residential side where the vast majority of properties are input into the local Multiple Listing Service (MLS) and syndicated broadly across the web. I am an MLS member and regularly input my commercial listings there for maximum exposure but that is not standard practice across the industry. There are other commercial specific platforms that compete for listings with the largest charging significant fees and requiring a year long commitments per advertising spot. As if that weren’t complicated enough, there are numerous other sources including brokers with pocket listings, government listings tucked away on their own platforms, landlords and owners that choose less formal ways of advertising, and disgruntled owners with off-market listings.


Once you do identify a listing that appears to meet your search criteria,

it can still be a challenge to determine if it remains actively available, confirm basic features possibly not included in the advertisement, setup a showing, etc. Unfortunately, many commercial brokers are not diligent in keeping the status of their listings up-to-date across the various listing platforms so it’s not uncommon to find out someone else has already put the property under contract or even closed on the purchase.


I share all this to help you set realistic expectations about the process

and encourage you to keep an open mind along the way. While my role as your commercial broker covers much more than the search, this is definitely a key part of the process where I can add value.
